Porter

 

SUMMARY:

The Porter is responsible for the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings of multi-family residential apartments.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Although additional duties and related tasks may be assigned, the essential duties and responsibilities of this position include the following:

  • Responsible for meticulous upkeep of grounds, amenities, building exteriors (signs) and leasing office, parking lots, laundry room, BBQ and pool area, fountain (if applicable) and other community buildings.
  • Remove trash from office areas and apartment community perimeter on a daily basis.
  • Assist in the preparation of market ready units, including remove trash from vacant apartments (trash outs) prior to make-ready. Moving dumpsters for garbage pick-up day.
  • Uses power washer as needed to remove debris and dirt from buildings, sidewalks, etc.
  • Assist with painting curbs, speed bumps and other areas assigned.
  • Assist with cleaning the fountains/ removing algae for properties with such amenities.
  • Report any safety concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Maintenance Supervisor and or Resident Manager.

QUALIFICATIONS

Education

High School Diploma or GED Equivalent; Valid California driver's license and clean driving record (for the employees that drive between properties). Experience of 1 to 2 years in similar capacity (highly desired).

Language Skills

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence.

Mathematical Skills

Ability to add and subtract two-digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance.

Reasoning Ability

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to calmly deal with problems involving co-workers, management, tenants, potential applicants, clients, and vendors.

Physical Requirements

While performing the duties of this Job, the employee is regularly required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; talk, hear, and smell. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. The employee must occasionally lift and/or move up to 100 pounds.
